Dangerous Structures

CNC Building Control has a responsibility under the Building Act 1984 to carry out remedial action to deal with any structure, public or privately owned, that is judged to be in a dangerous condition.

This is to protect the public’s health and safety and particularly applies to buildings, which are derelict or damaged beyond economic repair, and have become unstable or dangerous either through accidental damage, neglect or improper maintenance.

If the building or structure poses a potential danger to the safety of people, we will take appropriate action to remove the danger. We have legal powers to require the owners of buildings or structures to remedy the defect, however we also have emergency powers that enable us to instruct our contractors to carry out works to make the building or structure safe and recharge reasonable costs incurred for carrying out these emergency works.

Our experienced building surveyors are on call out of business hours 365 days of the year. They will inspect the building and help the owner of the building decide on the course of action required to protect the safety of the public. This may vary from closing a street to instructing the immediate demolition of the property, or helping the owner find a builder to make the property safe. We aim to inspect reported dangerous structures within 2 hours of notification.
