Building Notice or Full Plans Route ?
 
You will have to pay charges to apply for Building Regulations approval (unless you are entitled to an exemption). There is no difference in price between a Full Plans application and a Building Notice application.


However with a Full Plans application, you pay in two stages :-

  • When you send us your application form and plans (this is know as the plan charge)
  • When works starts on site (known as the inspection charge)
Most people prefer to make a full plans application. The building notice route is only suitable for straightforward, domestic building projects.
 
You are advised (if you have not already done so) to contact the Planning Department of your Local Auhtority to ensure that you have all the necessary Planning Permission Approvals that is required.

Regularisation Application
 
Unfortunately, sometimes work is undertaken without the appropriate procedure being followed. Where this has happened problems often arise during the conveyancing process.
 
If this is the case please complete the appropriate regularisation certificate (you will see the form on the opposite panel).  Please note that we may ask you to 'open up' building work for inspection before issuing a completion certificate.
